Open Question: How to retrain my cat?
We just got an older kitten and it is the most well behaved animal I've ever seen. The one thing is that she does claw the one end of our couch and nothing else. We've been trying to retrain her to claw the little cat condo/scratching house thing. I tried putting her paws on it after we tisked her for the couch (we were told to by the people we adopted her from for discipline). What should I do so she goes after her condo thing?
We did clip her nails and we don't want her to be declawed as it is cruel to rip out her nails.

Open Question: how to determine loss of rental value?
I am renting an apartment and there are several things broken in the building. The apartment unit itself is in great shape.
One of the two elevators is out of service since 1.5 years. The other one's safety inspection certificate is expired since 1.5 years and the emergency phone is out of service. The City placed a sticker on the elevator doors stating that the safety inspection requirements are not met (at one point there was even a building evacuation notice). Two of the four machines in the gym are out of service and the condo association is calling for a vote to remove the sauna in order to reduce cost for upkeep. The game room is locked and not accessible.
Now my lease contract is due for renewal and the landlord is asking for an increased rent price.
Considering above mentioned issues I find the increase to be inappropriate. I would like to reduce the rent payment, based on a loss of rental value. This would be in reference to this section from my lease agreement:
"If Landlord failure to comply is due to causes beyond the Landlord's control and if Landlord has made, and continues to make every reasonable effort to correct the problem, the Lease may be altered as follows [...] If Landlord's failure to comply does not make the Premisis uninhabitable and Tenant continues to occupy the Premisis, the rent for the period of noncompliance will be reduced by AN AMOUNT IN PROPORTION TO THE LOSS OF RENTAL VALUE caused by the noncompliance."
Now finally my question is: How does one determine the amount in proportion to the loss of rental value? Is there a standard process for this (i.e. sending a neutral appraiser)?

I understand that this is stuff the condo association failed to do. However, I disagree that this clears the landlord of all responsibility.
It is stated in the lease agreement that its the landlord's responsibility to assure that the condo association complies with applicable building, housing and health codes relating to the premises.
Image this: What if both elevators fail and the stairs would also not be accessible - rendingering my apartment unihabitable? Elevators and stairs are to be maintained by the condo association. Yet the landlord cannot ask for rent payments because the apartment is inhabitable.

Open Question: Guys - Why won't he give me back my things?
We broke up several months ago. He knows that I want to pick up my ski gear. When we were dating, he insisted that we keep our gear at a condo in Colorado for convenience purposes. That was ok with me. But, he started seeing another girl on the side! So, When I found out, I broke up with him!
His friends and his son reminded him to return my gear. But, I haven't heard from him. I emailed him a few weeks ago asking about the status of my ski gear, but I received no answer!!
He cheated on me!!! Why won't he give me my gear so I can completely end this relationship! He knows this is the only thing between us. Is he hanging on or just being an asshole!!

Open Question: So I rented a condo and it was disgusting! What can I do if the owner of the condo wont return my calls?
We rented a condo through TXCV for a condo in Corpus Christi. We were suppose to stay for 4 nights but because this place was SO nasty we only stayed a couple nights. We contacted TXCV and they said they dont rent the condos they just advertise the condos so they gave us the name and number to the person that owned it. The name they gave us was the owner name on the reservation confirmation we recieved in our email. Basically when we contacted the man he didnt answer. He just texted us back and said that we didnt leave a voicemail. After awhile of us trying to call him and no answer we figured it out that he was trying to avoid us and the reason why he wanted to us to leave a voicemail was because he didnt want to contact us directly he just assumed it would be okay to talk to us through voicemail or texts. He has been stalling us all day saying he is doing this and he will do that but at 7 p.m. we hadnt heard anything back from him so we called him again. Basically what he did when he left a message was say he has 2 jobs and a family and cant be bothered by us....So what do we do? This place was very bad! Blood soaked items are not things I want to find when I rent a condo and that is what I found in one of the closets in this condo..That is only 1 of many things that was wrong with this condo..
Okay so there was a website that is basically like a hotel website where instead of renting hotel rooms they rent condos. They had photos online so I basically just thought I wasnt going to be checking into a scumbag condo. The guy that owns the condo has a lockbox on the outside of the door and we were told that when we arrived to punch in the lockbox code. So the key was in the box. From the time we were there until we left we tried to contact the owner of the condo and he wont stop ignoring our calls...We are getting told by one person that so and so is who we need to talk to and then when we call them they say,"Im not really sure why your are calling me because Im not the property manager." But we cant get the guy to call us back to answer our questions.
Okay so the condo is in Corpus and we are told that they people that own the condo either live in Arizona in Michigan. We live in Missouri so how would we file and where would we file the complaint?

Resolved Question: What should I do about my life?
my parents are divorced and so are my aunt and uncle. my mom lives in a two bedroom two batheroom condo with my aunt( who isn't even related to her) and her two kids. it's chaos and I just don't want to deal with it and on top of that they all have boyfriends or girlfriends so that is even more trouble!! I'm also trying to get through highschool and I'm only a freshman so it is only going to get harder and I also don't see a reason for living anymore. I just don't see a reason for even breathing!!! please help
